How to Prevent Squatters

Below are precautions landlords/property owners can take to help avoid squatters on your premise:

  • Keep your property secure when it is unoccupied
  • Vacant premises can attract a higher insurance premium, so make sure you are aware of the measures that are required for a vacant property
  • Give the impression that the property is occupied for example - have curtains or blinds, have a neighbour visits, leave radios on, and lights on a timer
  • Fence off or barricade vacant property
  • If necessary provide a security patrol
  • Ensure that you make regular visits in person so you are monitoring your premise
  • Try to avoid having the premise empty for long periods of time
  • If you do find individuals occupying your property without your consent contact the police immediately
